Speed is number one

スピードが1番

In the real estate industry, what makes the final difference is ultimately “speed of action.”

When working in the real estate industry, there are things I often feel.

In the end, what makes the difference at the last moment is "speed."

Knowledgeable person.
A skilled salesperson.
A person with good speaking skills.

Of course, that's important too.

However, when I observe people who are genuinely trusted by clients and attract good projects, a common trait is that they are “quick movers.”

The response is fast.
Confirmation is fast.
The judgment is quick.
Fast-acting.

This alone will truly change the workflow.

The world of investment real estate, in particular, is a high-speed game.

Good properties disappear quickly while you're still deliberating.

That's why I've always been very conscious of "just making a move first".

While I was a salaryman, I got off the train and took a call.

This is a story from when I was still a salaried worker.

At that time, I wasn't running a company like I do now; I was desperately working in sales every day.

Of course, results have to be delivered.
I have to come up with some numbers.

That was the kind of environment I was in.

Around that time, I was really focused on “how quickly I could answer the phone.”

Answer customer calls as quickly as possible.

It's really simple.

But they were thorough with this simple thing.

When my phone rang on the train, I used to get off and call back, and that was pretty normal.

Looking back, maybe I didn't need to go that far. (lol)

At that time, I just thought that "timing" was that important.

With real estate, if you miss the moment when a customer is “thinking about asking now,” the temperature can change dramatically.

Just a moment ago, I was positive about it, but a few hours later, I'm already decided to go with another company.

This is normal.

When it comes to investment properties, people often request information from multiple companies at the same time, so you'll lose out just by being slow to respond.

So I tried to minimize saying "I'll get back to you later" as much as possible.

Of course, we can’t handle every single request right away.

But, I can “react immediately.”

I will check and get back to you.
I'm out right now, I'll contact you in 10 minutes.

This alone makes a big difference.

"I'll pay you back later" is the most dangerous phrase.

I think this is something anyone who works in sales has experienced at least once.

I'll reply later.

The more you think about contacting someone, the more troublesome it becomes later on.

And strangely enough, it's precisely at those times that I'm working on important projects.

At the time, I wanted to avoid that situation at all costs.

So, I tried to respond on the spot as much as possible.

One phone call.
One LINE message.
Email reply.

It's okay if the content isn't completely finalized, just respond first.

I was conscious of this.

Actually, customers are often looking more at whether something is “working properly” rather than seeking a “perfect answer.”

Of course, knowledge is necessary.

But more than that,

This person really works effectively.
I won't be left behind.
Fast response.

This sense of security is more important.

Especially investors are looking at multiple projects simultaneously.

If the response is slow, it will be deprioritized.

There's nothing that can be done about this.

Conversely, just

In fact, I’ve been told many times that they want to work with me because of my efficiency.

Sales is often thought to be won by people who are good at talking.

Of course, that is also a weapon.

But in reality, people who “get things done quickly” are trusted more.

I believe this remains unchanged.

Companies with speed feel different.

I've come to feel that more strongly since I started running a company.

The sense of speed is reflected in the overall atmosphere of the company.

Companies that respond quickly also move quickly internally.

Confirmation is also fast.
Corrections are also fast.
Quicker judgment.

Conversely, there are companies where everything is done slowly.

awaiting reply
Pending confirmation.
Waiting for a decision.

If this situation continues, everything will eventually stop.

In real estate, results can change drastically just by being off by one day.

A property that was available until yesterday is gone today.
Loan terms that were available until yesterday have changed.

This is really everyday.

Therefore, “I'll do it someday” is too late.

Of course, it's not always good to rush everything.

However, I think at least the awareness of "not stopping" is quite important.

There are still areas where I myself am not yet proficient.

However, what I have always been mindful of is,

“Don't keep the other person waiting too long.”

That's right.

This alone can significantly change trust.

The "speed" I developed when I was young is still a weapon for me.

Honestly, when I was younger, I had no time to spare at all.

I was desperate.

That's why I wanted to create something that would make me second to none.

What I was conscious of at that time was speed.

I might lose in terms of knowledge.
You lose even with experience.
I can't even compete with their connections.

But, the “speed of movement” is something you can change with your consciousness.

So, I made sure to move forward, at any rate.

Looking back now, I think that habit was quite significant.

In the end, work is just a series of small accomplishments.

I'll be right back.
Confirming immediately.
It works immediately.

If you continue this, it will naturally lead to trust.

Conversely, if small procrastinations pile up, they become a huge difference.

This is particularly evident in the real estate industry.

That's why I want to make sure I always value speed moving forward.

It doesn't have to be perfect.

First, move.

I think that’s ultimately the strongest approach.

The more competent someone is, the faster they get started.

Over the years, I’ve observed many business owners, investors, and salespeople.

What strikes me is that the more capable someone is at their job, the quicker they are to take action.

I'll just give it a try.
First, I will confirm.
I'll reply first.

The sense of speed is overwhelmingly different.

On the other hand, people who can’t move just keep thinking.

Being cautious isn't a bad thing.

However, when it comes to real estate, overthinking things can cause delays.

I end up running late because I try to make the materials perfect.
I'm running late because I'm checking things too much.
I stop because I'm afraid of failing.

This is an awful lot.

But in reality, it’s a world where whoever moves first gets what they want, even if it means playing a little rough.

It's not that I'm saying it's okay for it to be just okay.

But if you wait for a perfect score, it’ll take too long.

It’s often faster in the long run to just get something up and running—even if it’s only 70% complete—and then make adjustments later.

I believe this is true not only in sales but also in management.

Speed is a sign of respect for the opponent.

I believe speed isn't just a work technique.

I consider this a sign of respect for the other person.

To those who contacted us,
To those who consulted with me,
For those who spent their time,

"I'm definitely making it a priority."

I believe that stance will be reflected in the response.

For example, if you send an inquiry and don’t hear back for two days, that would be pretty worrying, wouldn’t it?

"Are you not looking?"
Is it going to be postponed?

I think that’s how it’ll turn out.

On the other hand, just getting a quick reply can make a big difference in how reassured you feel.

In fact, we’ve heard from customers that

"It's great that you reply so quickly."
"You move fast."

That's something people sometimes say to me.

I believe this is quite important as a salesperson.

Ultimately, customers choose people they can trust.

Knowledge alone doesn't get you chosen.

The speed of their response and the atmosphere, all of it contributes to my trust.

It's precisely because of these times that the gap widens.

Recently, AI has also developed, and it has become an era where anyone can get information.

You can also view property information.
I understand market conditions too.
Financing information is also circulating on social media.

It has become more convenient than before.

But precisely because it's an era like this, I feel that “human-based interaction” is becoming even more important.

Among those, speed is still a major factor.

I'll be right back.
It works immediately.
Confirming immediately.

This alone changes the impression considerably.

On the contrary, slow responses make me anxious.

Especially with real estate, since the amounts are large, customers look very closely at the details.

That's why I still absolutely don't want to lose any sense of speed.

If you procrastinate, you lose.

I'm busier now than I used to be.

There are more things to do.

Still, I try to reduce “I'll do it later” as much as possible.

Procrastination often leads to just forgetting about it altogether, and by the time you realize it, the opportunity has passed.

Real estate is an industry where "now" is especially important.

Good deals don't stop coming.

That's why speed is important.

Of course, caution is also necessary.

However, if you become too cautious and unable to move, it's better to act first.

I still think so.

From now on,
Fast.
Carefully,
I will handle it properly.

I want to stay true to that.

Success in real estate investment is not achieved by luck or coincidence. I believe that every encounter, decision, and outcome is inevitable for a reason. That's why I take responsibility for each and every project and believe in finding the best path forward with reliable information and strategy.
